Why Southern Peripheral Road Gurgaon Is Still the Smartest Address to Invest

Nobody talks about the address they almost bought. In Gurgaon, that address keeps changing. Right now, it's Southern Peripheral Road.

Not because it's undiscovered. But there's a difference between knowing a corridor is growing and understanding why it hasn't peaked yet. Prices have moved from Rs 7,690 per sq ft in 2020 to over Rs 17,000 by late 2025. 

And the infrastructure that typically drives the next leg, the metro, the Vatika Chowk interchange, and Rs 2,000 crore in state-backed road and civic upgrades, none of it has fully landed yet.

In Gurgaon, the gap between infrastructure delivery and price reaction has never been very long. That's the window SPR is currently in.


So What Exactly Is SPR?

Southern Peripheral Road is a 16-kilometer stretch running through Gurgaon's southern belt, connecting Golf Course Extension Road to NH-48 via Sohna Road. It cuts through sectors 69 to 80, an area that was largely open land a decade ago.

What makes it valuable isn't the road itself. It's what the road touches. SPR sits at the meeting point of three of Gurgaon's most active growth corridors: Golf Course Extension to the north, Sohna Road to the east, and NH-48 to the west. 

Very few addresses in NCR offer that kind of reach in multiple directions, which is why developers and corporates have been moving here steadily for years.


The Numbers, Without the Noise

SPR property prices have risen 125% in five years. That's the headline most people lead with. But the more useful thing to know is why that growth has been stable rather than spiky.

It's been driven by real demand. Senior professionals, business owners, and returning NRIs buying homes they intend to live in, close to where they work. The 80,000-plus people employed in corporate parks along the corridor, Skyview, Pioneer Square, and Bestech Business Tower aren't going anywhere. That kind of captive demand keeps both prices and rentals grounded in something real.

The public infrastructure, metro, flyovers, and grade separators are still to come. When it arrives, it tends to re-rate an entire corridor. That's not a theory. It's what happened on Dwarka Expressway, and before that, on Golf Course Road.


What's Actually Coming

The Haryana government has put Rs 2,000 crore toward SPR's infrastructure in its 2025-26 budget. GMDA has approved a cloverleaf interchange at Vatika Chowk that will sort out the corridor's most congested junction. And the proposed 36-kilometer metro corridor, with 28 stations and a planned double-decker viaduct between Ghata Chowk and Vatika Chowk, will eventually connect SPR directly to Cyber City, HUDA City Centre, and IGI Airport.

Each of these, individually, would move prices. Together, they represent a structural shift in how connected this part of Gurgaon becomes. Buyers who wait for all three to be complete will be buying into a different market entirely.


What's Being Built Here

The residential product on SPR has grown considerably. What's coming up now is large-format, genuinely premium: spacious apartments, resort-scale amenities, and in some cases branded residences with an international design language.

SPR accounted for nearly 39% of Gurgaon's ultra-luxury housing sales in H1 2025, per JLL. Sectors 71 through 76 are where the best projects are concentrated, offering the strongest combination of connectivity, social infrastructure, and build quality. Sector 76 has seen some of the sharpest appreciation recently, with projects launched at Rs 10,500 per sq ft in 2023 now trading significantly higher.


How It Sits Against the Rest of Gurgaon

Golf Course Road is the city's established luxury benchmark. Which also means it's fully priced. The upside is limited relative to what you pay to get in.

Dwarka Expressway had its inflection point. Infrastructure arrived, prices responded, and the asymmetric opportunity that existed a few years ago is largely gone.

SPR sits between these two. Developed enough to feel real. Enough still incoming to justify a longer view. And premium enough that buyers with high standards aren't compromising on quality to be here.


Before You Decide

The corridor spans a wide range of sectors and the quality gap between them is real. Sectors closer to Vatika Chowk and Golf Course Extension Road are more connected and more mature. Sectors further south suit buyers with a longer horizon.

Check HRERA registration before anything else. Verify the developer's delivery record. And look closely at the carpet-to-super area ratio; it varies significantly across SPR projects and affects what you're actually paying per usable square foot.


Final Words

The buyers who feel they got the timing right on Southern Peripheral Road are the ones deciding now, before the metro opens, before Vatika Chowk clears up, and before the next round of price discovery. That window is open. It won't stay that way.
